2021年12月, 黄宇欣博士与美国阿拉巴马大学的Chen Yuanyuan助理教授以及新加坡国立大学的Tan Chuan Hoo副教授,发表题为“Regulating New Digital Market and Its Effects on the Incumbent Market: Investigation of Online Peer-to-Peer Short-term Rental”的研究论文,被国际期刊《Information & Management》(I&M)录用。
In December 2021, Dr. Yuxin Huang, collaborating with Prof. Yuanyuan Chen from The University of Alabama and Prof. Chuan Hoo Tan from the National University of Singapore published an article, titled “Regulating New Digital Market and Its Effects on the Incumbent Market: Investigation of Online Peer-to-Peer Short-term Rental” in Information & Management (I & M). As one of the core journals in information systems, I&M has an impact factor of 7.555 in 2021, listed as an A* journal in ABDC and a 3-star journal in ABS.
This research focuses on the online peer-to-peer short-term rental (STR) platform and its influence on the long-term rental (LTR) market. Through prospect theory and the theory in the economics of regulation, this research examines how the STR regulatory intervention affects the LTR rental prices. The analysis of a constructed panel of monthly LTR and STR data in 15 U.S. cities reveals that STR regulatory intervention has a nonlinear relationship with the LTR rental prices. The nonlinear relationship between these two indicates that STR regulations only have a short-term impact on the LTR market prices but they cannot effectively contain the negative impacts of STR on the LTR market in the long run.
